Estates and units

The estates plan for getting found

Telford firms mostly trade from a numbered unit on an estate rather than from a high street. That changes how buyers find them and how an AI assistant describes them. Six panels below answer one question each.

Why a unit on an estate is a different search problem

A shop on a high street gets found by people standing near it. A subcontract machining firm on Halesfield gets found by a buyer sitting two counties away with a drawing and a deadline. The two problems share a name and very little else.

Telford estates also carry an addressing convention that trips up almost every directory a firm is listed in. Street names on Halesfield, Hortonwood and Stafford Park are the estate name plus a number.

Unit 4 Halesfield 19 is a complete and correct address. Half the systems that hold it will quietly try to correct it into something more conventional.

That inconsistency is the exact signal Google and every AI assistant use when deciding whether two records describe the same business. A firm whose address is written four ways across four directories reads as four weak records rather than one strong one.

Plan panels

Six questions this guide answers

Each panel is a full page rather than a summary. Read them in any order.

How an AI assistant picks a supplier

Three steps sit between a buyer question and a named firm. Retrieval, extraction and corroboration each remove candidates, and the estate address problem sits inside the third.

What the work costs for a unit on a park

Why two quotes for the same job vary by a factor of ten. What a fixed fee honestly covers, and how to read a proposal before you sign it.

The trade counter and the map pack

A counter on an estate has different opening hours, different signage and a different search problem to a shop. The profile has to say so.

Why nobody finds your firm online

Eight causes in the order they usually appear. A typical Shropshire site carries three or four of them at once and none are exotic.

Telford, Shrewsbury and the county

Two councils, two postcode families and one trading area. What that means for a firm selling across Shropshire from a single unit.

One page per process, per material class and per sector served. This structure replaces a single services page and gives each capability a subject.

Where to start

Start with the panel on being invisible

Most firms arrive here knowing something is wrong and not knowing which thing. The invisibility panel lists eight causes in the order they usually appear.

What sits behind every panel

The same four facts drive all six pages. They are set out here so that no panel has to restate them.

The working assumptions behind this guide
Buyers search by capability A procurement manager types a process, a material or a tolerance. Company names are typed by people who already know you.
Estates are the address Hortonwood, Halesfield, Stafford Park, Tweedale, Trench Lock and Hadley Park are street names in their own right, and consistency across listings matters more here than in most towns.
The borough has several centres Wellington, Oakengates, Dawley, Madeley and the town centre all behave as separate points for local search, so one map pack position does not exist.
Two councils cover the trading area Telford and Wrekin is a unitary authority and Shropshire Council covers the rest of the county, which splits directories, business support listings and news coverage in two.

Common questions about estate based firms

Does a firm on an industrial estate need local SEO at all?

Yes, for two separate reasons. Buyers searching by county still land in a local result set. Suppliers also get checked against a map listing before anyone rings.

Our address has no street type. Is that a problem?

It creates one every time a directory tries to tidy it. Halesfield 19 and Stafford Park 4 are complete street names in Telford. A system that rewrites them into something more conventional has just created a second version of your business.

How much of this can I do myself?

The address consistency work and the Google Business Profile setup are both realistic in house. Page structure and capability writing take longer than people expect. The honest split is that the free work is free and the slow work is slow.

Which panel should I read first?

Read the invisibility panel if you have no idea where you stand. Read the pricing panel if you have a quote in front of you and want to know whether it is fair.
